I have been a contractor in NY for over 22 years, working almost exclusively in the residential field.  My experience ranged from small projects like adding insulation to attics, venting attics, plumbing and electrical repair.  Larger projects such as bathroom and kitchen renovations to the much bigger projects like additions and complete remodeling. During this time I've learned a lot of valuable lessons in locating problems and potential problems within the structure of any one home.  I always worked closely with my plumbing and electrical contractor learning how to spot signs of problems. A good inspector can in many cases diagnose a problem, which may lie within the walls or floors of a home.

 

Anyone can spot a stain on a ceiling or a hole or crack in a wall, perhaps a water drip in a waste line beneath a sink.  While all of these types of defects are important to include in a good report I believe it's the hidden or not easily seen defects which will cost you the home buyer most in the years ahead. 

 

In my 22 years in residential construction I have been called in by new homeowners on numerous occasions to replace and or repair problems which came to light in the first year of ownership.  In almost all of these cases the home inspector should have seen these problems or potential problems and pointed them out to you, the buyer, to use as a negotiating tool before closing on what is most people's most expensive purchase of their lives.
